| Measured Building Surveys - Floor Plans | ||
|
Contrary to popular belief, a measured building survey is not “a quick whip round with a tape”. When modifications are being made to an existing building, it is often necessary to carry out very detailed measurements and to produce very detailed plans. The accuracy of plans is normally commensurate with the scale of the drawing. A 1:50 plan would normally be expected to be correct to about +/- 10mm. Plans will commonly show window and door apertures as well as a comprehensive coverage of floor levels, ceiling, window and door heights. Often a floor plan has also to show “fixtures and fittings” such as electric power points and central heating radiators etc. For a larger building, not only the size and shape of each room is important but also the details of intermediate walls and precisely where each room sits within the overall building “footprint”. It is not uncommon to carry out full survey traverses within buildings in order to produce the required end result. The time required on site to carry out detailed surveys of buildings can be reduced significantly by using specialist software, such as MBS, which produces drawings of individual rooms while still on site. This approach allows processing time back in the office to be greatly reduced. Severn Partnership is an experienced user of MBS software. We can also utilise our floorplan data to produce Net Internal Area (NIA) calculations for rental properties, service charges and leases. Please call us to discuss your requirements |
